The buyer pays, and pays up front, usually within the first ten days after the offer is accepted. It is not rolled into closing. The base price is set by the size and age of the house; a 4,000 square foot 1950s home takes twice as long as a new 1,200 square foot condo. Everything else is an add on: radon, termite, sewer scope, mold, well water, pool.
Three questions to ask before booking: Is the inspector licensed in this state (about 30 states require it)? Does the price include the report the same day? Which add ons does this house actually need? A slab home in Arizona does not need a septic inspection; a rural home on a well and septic needs both.

Who pays for the home inspection?
The buyer, at the time of the inspection. It is not part of closing costs.
